Holiday rentals for more than 8 people are rare in Normandy. Most properties are sized for couples or families of 4. For ten, the choices are few and you need to book well in advance.
Here's what you should know before booking.
1. Anticipate the dates
For a stay of ten in Bessin, plan to book 4 to 6 months in advance for school holidays, and a year for D-Day weekends (May – June). For Christmas/New Year and February breaks, six months is usually enough.
2. Check the sleeping arrangement
"10 guests" does not mean the same thing everywhere. Ask precisely:
- How many separate bedrooms? A house for 10 with two sofa beds in the living room isn't the same as five distinct rooms.
- How many bathrooms? For ten people, the comfortable minimum is 2 (ideally 3).
- Double or twin beds? Specify whether you travel as couples or singles.
At Villa Bellevue, you have 5 bedrooms spread over 3 floors, 4 double beds and 2 single bunk beds, and 2 bathrooms. Clear configuration, no sofa beds.
3. Deposit, conditions, inventory
For a house for ten, the requested deposit is generally €1,000 to €2,500, depending on the property's value. Check:
- Payment method (cheque, card hold, transfer)
- Refund timeline (legal: 7 days after departure)
- Whether the deposit is integrated into a platform system (Airbnb AirCover) or managed by the host directly
4. Cleaning and linen
For ten people over a week, final cleaning is indispensable in the rate. Many hosts include it, some charge it extra (€50 to €150). Also ask if bed linen and towels are provided — almost always the case in Normandy, but worth checking.
5. Rate for 10 people
In Arromanches, high season, plan €5,000 to €7,000 per week for a quality house for 10. Per person per night (10 × 7 = 70 person-nights), that's €71 to €100 per person per night. Comparable to a 3-star hotel, but with private kitchen and all the comfort of a house.
In direct booking (no platform commission), count 10 to 18% less.
6. Internal group organisation
For a stay of ten to go well, here are our tips gathered over the years:
One referrer for communication
Designate one person to liaise with the host. Avoids duplicate emails and speeds up responses.
Shared kitty for groceries
Set up a pool (Splitwise, Tricount). Avoids end-of-stay calculations and no one feels short-changed.
Distribute rooms before arrival
Ask the host for the detailed room plan, and discuss who is where upstream. Avoids negotiations on arrival when everyone is tired.
7. Activities for a large group in Arromanches
For groups of 8 to 10, good ideas in the region:
- Private guided tour of D-Day beaches (4 to 6 hours, by minibus)
- Chef at home (from €35 per person, produce included)
- Land sailing at Asnelles (Gold Beach, 3 km away)
- Sunset cruise from Courseulles
- Norman cuisine workshop (cider, cheese, calvados)

8. What if the group varies?
Only 6 or 7? Most houses for 10 still accept the booking. Your choice to pay for maximum capacity (for the space) or look for smaller. At the villa, many travellers come at 6 or 8 and feel at ease — the house is 150 sqm, there's plenty of room.
